Find the truth behind the property
Keep systems, appliances, documents, permits, inspections, warranties, service history, and source evidence together in one durable property record.
The living intelligence layer for every property
Property Seer turns scattered records, system details, service history, documents, and human expertise into one secure property memory—then uses that history to help people understand, maintain, coordinate, and hand off the property responsibly.
Property Seer is currently in owner alpha. The public language on this site describes the completed product we are building; not every workflow shown is enabled in the alpha release yet.
One property. One enduring memory.
Property knowledge is usually scattered across inboxes, drawers, portals, vendors, managers, memories, and public records. Property Seer gives that knowledge a durable home centered on the property itself—so important context survives repairs, staffing changes, ownership transitions, and time.
Keep systems, appliances, documents, permits, inspections, warranties, service history, and source evidence together in one durable property record.
Turn dates, conditions, recalls, maintenance patterns, inspections, insurance context, and property history into clear, evidence-backed next actions.
Give owners, managers, trusted professionals, service providers, and occupants the right context while preserving a traceable history for whoever is responsible next.
Coordinated property care
Property Seer connects documents, maintenance, work, budgets, evidence, and trusted people around a single property record. Capability-based permissions keep collaboration useful without turning access into an all-or-nothing choice.
Understand each role →One connected property workspace
Property Seer brings records, foresight, work, people, money, and provenance into one property-persistent operating history. Each workspace serves the same goal: make the next decision easier without erasing where the information came from.
A durable record for the property itself: address and parcel identity, systems, materials, rooms, appliances, title references, inspections, permits, service history, and the evidence behind each important fact.
Track building systems and equipment with model and serial details, installation dates, service events, warranties, manuals, recalls, and replacement history.
Keep coverage dates, provider details, supporting documents, expiration windows, and recall signals connected to the equipment they affect.
Store manuals, permits, inspections, invoices, insurance records, contracts, and service evidence with extraction, provenance, confidence, and human review.
Turn property history into recurring care, seasonal readiness, safety checks, inspection needs, warranty deadlines, and evidence-backed next actions.
Invite owners, managers, service providers, professionals, and occupants with property-scoped, least-privilege access that can be time-bounded and revoked.
Move an issue from report to triage, assignment, scheduling, service evidence, completion review, and permanent property history without losing context.
Organize property budgets, recurring obligations, costs, allocations, invoices, and human-reviewed payment proposals while preserving approval and audit boundaries.
Maintain a traceable timeline of what changed, why it changed, who approved it, and what evidence supports it—then export a useful handoff record when responsibility changes.
People & permissions
Property Seer is built around least-privilege collaboration. Access is property-scoped, capability-based, reviewable, revocable, and designed so people can contribute what they know without inheriting everything the owner knows.
Preserve the property record and remain in control of consequential decisions.
What they can do: Create and manage the property passport, records, systems, warranties, documents, budgets, approvals, roles, and handoff history for properties they control.
Boundaries: Creating or managing a Property Seer record does not establish legal ownership or transfer title. Official recorded instruments remain authoritative.
Coordinate maintenance, providers, occupants, schedules, and budgets across assigned properties.
What they can do: Operate assigned properties through bounded capabilities for maintenance, work coordination, records, approved budgets, and owner-defined workflows.
Boundaries: Managers receive only the capabilities granted for assigned properties and cannot silently expand their own authority or bypass required owner approvals.
Understand the job, do the work, and leave trustworthy evidence behind.
What they can do: Receive job-specific context, relevant documents and instructions, then submit service notes, photos, invoices, findings, and completion evidence back to the property record.
Boundaries: Provider access is limited to the work and records needed for the assignment. It does not expose unrelated owner, financial, legal, or household information.
Help an owner understand the property and coordinate the next right step.
What they can do: Assist with document review, organization, analysis, work creation, professional coordination, and evidence-backed recommendations within an explicit scope.
Boundaries: Professional access remains delegated and reviewable. Property Seer does not convert advice into legal, financial, insurance, engineering, or title authority.
Know what affects daily life and report problems without seeing private owner records.
What they can do: Receive relevant property instructions, safety or maintenance notices, and issue-reporting tools for the property they occupy.
Boundaries: Occupants do not receive owner-only legal, financial, title, insurance, or unrelated document access unless it is explicitly shared for a legitimate purpose.
Authentication proves who is signing in; authorization determines what that person may do on each property. Sensitive records remain server-enforced and private by default.
Trust with boundaries
Property Seer preserves where information came from, distinguishes owner-entered facts from imported or reviewed evidence, and keeps consequential decisions attributable. AI can organize evidence, explain uncertainty, and propose action—but it does not silently turn an assertion into a verified fact.
Read about security →Creating a Property Seer record does not transfer legal title or independently establish ownership. Recorder and title references help connect evidence to the property; authoritative legal instruments remain authoritative.
